Service Description

MLSBot is a report generation tool for licensed real estate agents. It generates CMA (Comparative Market Analysis) and rental comp reports using data from the ACTRIS MLS. Reports are provided as branded PDF documents.

Eligibility

MLSBot is available to licensed real estate agents and brokers operating in markets covered by our MLS data sources. You must provide accurate professional information when creating your account.

MLS Data Usage

Reports generated by MLSBot contain data from the ACTRIS MLS. By using MLSBot, you agree to comply with all applicable MLS rules regarding the use and display of MLS data, including proper attribution and restrictions on redistribution.

Report Accuracy

MLSBot generates reports using automated analysis of MLS data. While we strive for accuracy, reports are provided as a tool to assist your professional judgment — not as a replacement for it. You are responsible for reviewing and verifying all data before presenting it to clients.

Pricing and Billing

Subscription plans are billed monthly. You may cancel at any time. Refunds are not provided for partial months. We reserve the right to adjust pricing with 30 days' notice.

Limitation of Liability

MLSBot is provided "as is." We are not liable for any errors in report data, pricing recommendations, or comp selections. You acknowledge that all pricing analysis is automated and should be reviewed by a licensed professional before use.
